Before & After Case Studies
Real examples of underfloor heating problems we've solved for customers across London and the South East.
The Problem
Homeowner reported entire ground floor UFH system had stopped working after 8 years of faultless operation. No heat output from any zones despite thermostat showing demand.
Our Diagnosis
Upon inspection, we found the circulation pump had seized due to debris accumulation. The manifold flow meters also showed zero flow. Testing revealed the pump motor had burnt out.
The Solution
Replaced the circulation pump with a high-efficiency Grundfos UPM3, power flushed the entire system to remove sludge and debris, replaced corroded flow meters on the manifold.
Before
- ✗Complete loss of heating across 5 zones
- ✗Seized circulation pump
- ✗Debris and sludge buildup
- ✗Corroded flow meters
After
- Full heating restored to all zones
- Energy-efficient new pump
- Clean system with improved flow
- New flow meters for precise control
The Problem
Bathroom underfloor heating completely stopped working. The system was installed 3 years ago during a renovation. Homeowner concerned about potential tile damage.
Our Diagnosis
Using thermal imaging and specialist cable tracing equipment, we located a break in the heating cable caused by a previous tiling contractor who had driven a tile spacer through the mat.
The Solution
Carefully removed affected tiles, excavated to expose damaged cable section, performed professional cable splice repair, tested insulation resistance, re-tiled affected area.
Before
- ✗No heat output at all
- ✗Damaged heating cable
- ✗System showing fault code E5
- ✗Expensive floor potentially at risk
After
- Full heating restored
- Professional cable repair
- Insulation tested to standards
- Minimal tile replacement (4 tiles)
The Problem
Nu-Heat wet UFH system with 4 zones. Kitchen and living room heating normally, but dining room barely warm and conservatory completely cold.
Our Diagnosis
Air lock identified in two zones preventing proper circulation. Additionally, zone valve for conservatory found stuck closed. Actuator motor had failed.
The Solution
Purged air from affected zones using manifold bleed valves, replaced faulty zone valve actuator, balanced flow rates across all zones, tested all thermostats.
Before
- ✗Uneven heating across zones
- ✗Air lock in 2 zones
- ✗Stuck zone valve
- ✗Cold conservatory
After
- Even heating in all 4 zones
- Air locks cleared
- New zone valve actuator
- Properly balanced system
The Problem
Pressure loss in underfloor heating system serving 200m² office space. Building manager noticed boiler pressure dropping daily requiring constant top-up.
Our Diagnosis
Used thermal imaging and acoustic leak detection to pinpoint leak location under reception area floor. Found micro-leak at pipe joint caused by building settlement.
The Solution
Exposed leak location with minimal floor disruption, repaired joint with professional crimp fitting, pressure tested system to 6 bar for 24 hours, reinstated flooring.
Before
- ✗Daily pressure loss (0.5 bar)
- ✗Water damage risk
- ✗Constant boiler top-ups
- ✗Unknown leak location
After
- System holding pressure
- Leak permanently repaired
- Minimal floor disruption
- 24-hour pressure test passed
Thermostat Upgrade and System Optimization
The Problem
Original Polypipe system with outdated thermostats. Heating bills high and no smart control capability. Homeowner wanted better control and efficiency.
Our Diagnosis
System mechanically sound but thermostats inefficient with no programmable features. Flow temperatures set too high, wasting energy.
The Solution
Upgraded all 6 zones to Heatmiser Neo smart thermostats, optimized mixing valve settings to reduce flow temperature from 55°C to 45°C, set up app control and heating schedules.
Before
- ✗High energy bills
- ✗No smart control
- ✗Basic on/off thermostats
- ✗Inefficient flow temperatures
After
- Estimated 25% energy savings
- Full app control
- Smart scheduling
- Optimized system efficiency
